RED DAY AT KELLER WILLIAMS: MAY 9th, 2013 – We ROCK Arlington!

Thursday, May 9th, is RED DAY at Keller Williams. This is our annual day of service. It’s an international effort and it’s lots of fun! On this one day each year, agents in every Keller Williams office fan out across our communities to volunteer their services. Our office has four activities planned.

Here’s what we’ll be doing:

1. Cleaning the shelter run by A-SPAN (Arlington Street People’s Assistance Network) The shelter is closed for the season, but needs a deep cleaning. We also will be helping the staff prepare for their gala fund-raiser by stuffing goodie bags and anything else they need to be ready for their event.

2. Supply drive at Whole Foods. We will be collecting items for A-SPAN. Whole Foods is a wonderful partner in this effort. We will have shopping lists to hand to shoppers as they arrive. We’ll have baskets at the exit for them to drop the goods when they leave. Be sure to stop by Whole Foods at Clarendon to say hello and to help support us in our efforts! That is where I will be, as I have been in the past years. This time, come see me 12-2pm!

3. Painting at the Animal Welfare League of Arlington.

4. Underwear and sock drive. We will have a box in our office for donations of new men’s underwear and socks for A-SPAN.

Arlington Sales Statistics For March

What a market in Arlington! It continues to be an incredibly strong seller’s market. Great for our sellers. For our buyers, tough. Our recommendation is to get a great Buyer Representative, if you have not signed a BUYER REPRESENTATION AGREEMENT with one yet.

March sales in all categories of homes totaled 224 units. After taking out the two lowest and two lowest priced homes, which were substantially less and more than any other homes, so would have skewed the numbers, here are the stats for March’s sales in Arlington on 220 units:
Minimun Price $139,950
Maximum Price $1,999,999
Average Price $583,543

With so little on the market, having a hard-working agent who is out there talking to sellers and other agents to find out what might be coming on the market in your area of choice really helps. We have advance notice of homes that are coming up for sale. Please email us if you would like this free list. We are even happy to send it weekly.

April sales in Arlington are looking very strong. The agents and prospective buyers that I have been talking to are almost always reporting multiple contracts (more than one buyer putting in a contract for sale on a home at the same time – and hoping to be the chosen contract) on listings going under contract.

New Arlington Restaurants

So, your foodie Realtor is going out on the town tonight and will most likely dine at GREEN PIG BISTRO or FUEGO in Arlington. I have been so very busy working for my buyers and sellers that I have not been out yet to try one of these new, or one might say newer, restaurants.

Of course, I will report back to tell you what I thought! Have your tried either of these Arlington Restaurants? I bet we will hear that they are another reason that Arlington Rocks!

Colonial: The Most Sought After Arlington, VA, Home Type

Perhaps you were not aware that colonials are the most sought after home type in Arlington, VA.

There are many reasons, quite possibly. In my experience, in working with buyers and sellers, I have noted several reasons.

1. Almost all have 2 -3 bedrooms up, which is highly preferred by purchasers.

2. Most are brick, which is a preferred element by buyers.

3. Arlington Colonials are very traditional by nature and design, and many of our buyers look for traditional designs.

4. If not updated and had a wall removed, almost all have formal (and separate) dining rooms, and while the trend is changing away for a strong interest here, many people still desire separate dining rooms, esp. for having dinner guests.

5. Arlington colonials are known to be well, sturdily built.

I ELIMINATED the two lowest and the two highest, which actually made very little difference in what the AVERAGE PRICE WAS CALCULATED AT in the statistics.

Maximum $2.1M

Average $1.1M

You often find this average price to be considerably lower. What does this statistic mean for Arlington?
