Arlington Sales Statistics For March

What a market in Arlington! It continues to be an incredibly strong seller’s market. Great for our sellers. For our buyers, tough. Our recommendation is to get a great Buyer Representative, if you have not signed a BUYER REPRESENTATION AGREEMENT with one yet.

March sales in all categories of homes totaled 224 units. After taking out the two lowest and two lowest priced homes, which were substantially less and more than any other homes, so would have skewed the numbers, here are the stats for March’s sales in Arlington on 220 units: Read the rest of this entry »

Arlington and Virginia’s Grantor’s Tax

Grantor’s Tax

Hi! As you know, if you are one of our readers who follow my bog, I enjoy keeping my readers abreast of helpful information and changes in real estate.

There is good news for home sellers in Northern Virginia. On April 3, the General Assembly passed a new Grantor tax provision which affects home sellers. The original proposal was to increase the rate to 25 cents per $100. Luckily, per Gov. McDonnell’s recommendation, the increase will only be 15 cents per $100. For example, the grantor tax on a $600,000 home sale before July 1 was $600; after that date, it rose to $1,500 across Northern Virginia. Had the full increase been implemented, that cost would have jumped to $2,100.

The increase in taxes is expected to bring in around $30 million, which will be used for transportation projects and road improvements across Northern Virginia.

Please let me know if you have questions or I can be of assistance. We love to help!

The Picture Perfect Colonial in Oakton

Stepping outside of Arlington, as we do all the time for our buyers and sellers…

My clients have a stunning, completely renovated colonial townhouse in Oakton for sale. We are just putting it on the market, after months of renovations and updating from top to bottom. It is simply stunning!

It has 3 bedrooms, 2 baths and 2 half baths, a first floor family room/dining room combo and a huge rec room with wet bar on the lower level.

With our strategic, individualized marketing plan, we carefully specified the renovations to make it the most marketable and desirable, and a home that many people would be ultra-comfortable in as their home. We carefully oversaw every detail of the work from inspections, to contractors, to the stager, etc. We had a great time. Here is one pic!
